William, it will be difficult to get money from hedge funds without a proven track record. With your real estate expeerience, I suggest you start out with one apartment building that you can get a great deal on, and raise private money from friends, family, colleagues, etc. By getting a commercial loan, you'll be able to get 80% of the funds, and only need to raise the remaining 20%.
Now, you do have to be prepared, and know how to identify and present the opportunity to your prospects. My partner and I have very limited funds. However, I have considerable experience as a small time investor since 1971, and a commercial/investment real estate broker since 1976 specializing primarily in apartment buildings, listing and selling,and ownership, both small and large. Our goal is to invest in large, 100-200 unit apartment buildings, or larger, or large portfolios of same. We may also consider mobile parks. Since we will need a great deal of private investment monies, probably from hedge funds, we will need help from you as to how to approach them, what is their criteria, what R.O.I. do they require, and any other help you can offer us. After opening the Excel sheet I only find a number (of Angel Investors?) next to a state. No names, etc.. Am I doing something wrong? How do I find the information on each Angel Investor?

I am looking to use private investors on small first position mortgages on free and clear homes or some bank owned properties. I need to do a business plan for any private investor. Do you the contact info for a business plan? How would you approach the private investors with this idea?
